How long has Independence Property Management been in business?

Independence Property Management was founded in 2014 and has been serving property owners throughout Southwest Ohio for over a decade. We manage residential properties across Dayton, Cincinnati, Springfield, Kettering, Springboro, Hamilton, and communities as far north as Piqua.

What areas does IPM manage properties in?

We manage properties throughout Southwest Ohio, including Dayton and the Greater Dayton metro (Montgomery County), Cincinnati and Butler County, Springfield and Clark County, and communities including Kettering, Centerville, Miamisburg, Springboro, Hamilton, Troy, and Piqua. Is IPM staffed to handle its current portfolio?

Yes. Our team is intentionally staffed well above minimum requirements relative to our unit count. The Dayton and Southwest Ohio rental market demands more thorough maintenance oversight, hands-on tenant screening, and detailed property processing than many comparable markets. Our staff-to-unit ratio is healthy, and owners benefit from a team that has the capacity to give each property the attention it deserves.

Does IPM manage multifamily or just single-family properties?

We manage both. Our portfolio includes single-family homes and multifamily residential properties throughout Southwest Ohio.

What property management services does IPM offer?

We offer full-service residential property management including tenant placement and screening, rent collection, maintenance coordination and oversight, property inspections, lease renewals, eviction processing, year-end financial reporting, and Buildium owner portal access with real-time financial statements.

What does property management in Dayton cost?

Our monthly management fee is 10% of gross rents collected. During vacancy, we charge a small fee to cover utility management oversight so your property's utilities are properly maintained while unoccupied. Lease renewals are $199 flat. We charge a 10% oversight fee on turns (unit preparation between tenants) and on external vendor invoices. We manage all vendor relationships and payments on your behalf -- owners pay IPM, and we pay vendors. Owner disbursements are made on or before the first week of the following month once rents have cleared.

Do I pay management fees when my property is vacant?

We charge a small vacancy fee to cover utility management oversight while your property is unoccupied. This ensures utilities are properly maintained and the property stays in good condition between tenants. Our full 10% monthly management fee resumes once rent is collected.

What marketing does IPM use to find tenants?

We syndicate listings across all major rental platforms including Zillow, HotPads, Trulia, and Apartments.com. Prospective applicants go through a pre-screening process before scheduling a showing. We use a self-showing scheduler closely monitored by our leasing team, and typically achieve lease signing within two weeks of marketing in most Southwest Ohio markets.

Is IPM licensed and insured?

Yes. Independence Property Management is fully licensed and insured to operate as a property management company in the state of Ohio.
