How do I pay rent?
Residents pay rent through the Buildium resident portal at independencemgt.managebuilding.com. You can pay by ACH bank transfer or credit/debit card. We encourage setting up autopay through the portal to avoid late fees. Rent is due on the first of each month. How do I submit a maintenance request?
Residents can submit maintenance requests through the Buildium resident portal or by calling our maintenance line. Once submitted, our maintenance coordinator reviews the request, troubleshoots the issue if possible, and dispatches a technician or vendor as needed. Emergency maintenance (no heat, water leak, electrical hazard) is handled on a priority basis. You will receive status updates through the portal.
Does IPM allow pets?
Pet policies are set at the property level. Some properties are pet-friendly and some are not. Each listing will note whether pets are accepted. If you are looking specifically for a pet-friendly property, contact our leasing team at (937) 203-8886 and they can identify current pet-friendly vacancies in your target area. Pet deposits or monthly pet fees may apply where pets are permitted.
What are your lease terms?
We require a 12-month minimum lease for all new residents. After the initial term, we send a renewal letter with the option to continue month-to-month or sign a new fixed-term lease. Month-to-month agreements may carry a higher monthly rate than a fixed-term renewal. Reach out to our team with any questions before your lease expires.
Is renters insurance required?
Yes. All residents are required to obtain and maintain renters insurance throughout the duration of their lease. Renters insurance protects your personal belongings against theft, fire, and water damage, and provides liability coverage if someone is injured in your unit. Coverage is typically available for $10 to $20 per month through most major insurers. Proof of renters insurance is required before or at move-in.
